Why Healthcare Fit-Outs Require Specialist Contractors
Healthcare facility fit-outs in Dubai are among the most regulated construction projects in the emirate. The Dubai Health Authority (DHA) sets stringent requirements covering everything from room dimensions and ventilation to sterilization standards and medical gas installations. Getting this wrong can delay your facility license and your opening.
DHA Design Requirements
Room Dimensions
DHA specifies minimum dimensions for consultation rooms, treatment rooms, nurse stations and waiting areas based on the type of healthcare facility. These must be incorporated into the design from day one.
Ventilation and HVAC
Healthcare facilities require specialized HVAC systems designed to prevent cross-contamination between clinical areas and patient/waiting zones. Air pressure differentials and air change rates are regulated by DHA guidelines.
Flooring and Wall Finishes
Clinical areas must use hygienic, easy-to-clean and impervious surface materials. Standard commercial flooring and wall finishes are often not acceptable in clinical zones — specialist vinyl, homogeneous tiles or antimicrobial materials are typically required.
Medical Gas Systems
Where medical gases are required (oxygen, vacuum, nitrous oxide, compressed air), these must be installed by DHA-certified contractors using approved equipment and materials. Installation must be tested and certified before use.
The Approval Process
DHA-licensed clinic fit-outs typically follow this approval pathway:
- Initial DHA consultation and facility type classification
- Architectural drawings submission and DHA design approval
- Dubai Municipality or free zone building permit (for the construction phase)
- Dubai Civil Defence fire safety approval
- DHA final inspection and approval
- DHA facility license issuance
